I am a full-time, professional real estate investor who specializes in purchasing run-down houses and rehabbing them. Then I rent them or flip them to a nice family. Since I hire professional contractors to do the work, I can do multiple deals at a time, several per month.

One way I like to share the wealth is to have investors like you fund the purchase and rehab with a short-term (6 to 9 month) loan. You become the first position lien holder, so your investment is secure. You hold the mortgage. That's all you have to do to earn much better than typical CD rates or risky stock market rates.

My projects typically cost $50,000 to $100,000, but sometimes I am able to purchase a more expensive home from a person who has missed several house payments and are facing foreclosure. I love to help these people out of their financial predicament with a win-win deal. Some of these deals require around $400,000 to $500,000 to pay off the mortgage and back interest. These houses usually need just a small amount of repair, and resale with a nice profit. You get 10 to 12 percent simple interest on your investment.
